When searching for properties—you’ll often encounter mention of chains. Put simply, a chain is how many linked properties are dependent on the sale of another. For example, if you’re buying a property that is already owned, and those owners are also doing the same, and the owners of the property they’re buying are also doing the same—that’s a chain. This makes estimating the time to move for chained properties almost impossible. If you’re moving into a new build house that’s in what’s referred to as ‘no chain’—meaning as soon as all the paperwork and conveyance steps have been taken care of, you can move in with no delays.

Finding The Right Place
This one can vary a lot—some of us are lucky enough to find the perfect place right away, others may like to be a little more methodical with their new search with detailed pro and con lists and multiple visits. Either way—plan realistically and don’t expect to find the right place immediately or rush yourself. There’s also the decision-making time of the company you’re purchasing the property from to consider. With that in mind—A realistic timetable can be anywhere from 1-3 months.
Securing A Mortgage
First things first—in order to ensure you get your mortgage in as quick a timeframe as possible, it’s advisable to have all the necessary documentation prepared in advance. Your solicitor should be able to advise you on what you’ll need. This process should take anywhere up to 4 weeks.
This is the point where your purchase and various agreements become legally binding, so make sure it’s the right decision for you before crossing the threshold! The process of signing and exchanging contracts can take up to 4 weeks.
The final contractual stage—this will involve the payment of any deposits and mortgage fees. With a new build house, there will often be a reservation fee, after which you will have 28 days to complete the sale—this is also the point at which you will be expected to exchange contracts.
